How Nocatee is able to still accomplish new home construction
in a slow economy
When the PARC Group broke ground in 2005 with new home
construction in the soon-to-be master-planned community
now known as "Nocatee", they never
anticipated the housing slump that was on the horizon. However, six
years later as the economy still struggles to navigate a difficult
recession, home sales in Nocatee continue to flourish with new home
construction still taking place.
The Senecals' subdivision was one of the first new home
constructions in Nocatee, and had houses selling from $250,000 to
$300,000 at the low end up to $1.4 million. However, with the real
estate market crash nationwide, it became apparent that the demand
for higher price-point houses were not selling as fast as more
affordable homes. Therefore, Nocatee quickly
responded to the current market conditions and diversified its new
home construction with two projects featuring less expensive homes.
The neighborhood Kelly Pointe was developed offering new home
construction from $200,000 to $275,000 and Greenleaf Village with
new home construction ranging from $160,000 to $250,000.
Other Nocatee communities that began new home construction around
2006 included Austin Park with homes priced from the $200s by
Cornerstone Homes, Taylor Morrison and Mattamy; Willowcove at
Nocatee, a neighborhood featuring single-family homes priced from
the $250s to the $450s by Lennar and David Weekley; Toll Brothers'
gated Coastal Oaks neighborhood with luxury single-family estate
homes, neo-traditional homes, townhomes and village homes priced
from the low $300s; and Riverwood, a resort-inspired Del Webb
active adult community with single-family detached homes,
condominiums and townhomes from the high $100s.
Today, the PARC Group, will begin new home construction with two
new communities
in Town Center including Highland Lakes with homes priced from the
mid-$100s to the high $200s. New home construction on these
upcoming neighborhoods is scheduled to get underway this summer.
Giving you the ability to find Nocatee homes for sale that meet
your needs.
In addition to a myriad of new home construction, Nocatee has
added such amenities as the Nocatee Greenway, a preservation area
of more than 5,000 acres of environmentally sensitive land, the
Nocatee Splash Water Park that includes an open-air event lawn
along with a two-story clubhouse with a banquet room and conference
center located by an expansive fitness center and the Nocatee Town
Center.
Because of its many spectacular amenities as well as its luxurious
yet affordable lifestyle, Nocatee continues to successfully weather
the economical storm, actively selling the middle and high-end
subdivisions as well as the newer, lower-priced communities and
breaking ground for more new home construction this year. With such
a diverse variety of homes and an impressive ability to rise above
this real estate market downturn, there has never been a better
time to purchase within the master-planned community of
Nocatee.
