What is Nocatee?

Nocatee is a master-planned town that offers its residents a unique balance of work and play in a walkable, livable community for all ages. The basic daily needs of Nocatee’s residents will be provided within the boundaries of the community, including employment opportunities, shopping, schools, civic uses, and recreation.

  • Riverwood, a Del Webb active adult community with homes and condos.
  • Coastal Oaks, a Toll Brothers gated community with homes starting in the $400s.
  • Austin Park, an American Homebuilders and CornerStone Homes community. American Homebuilders are offering homes starting in the $300s; CornerStone Homes are offering homes starting in the $350s.
  • Tidewater, a Pulte condominium community.
  • Willowcove, a Centex Homes and Lennar community. Centex Homes is offering townhomes priced from the $260s and homes from the $360s; Lennar is offering single-family homes priced from the $450s.

When will the road construction be completed?

Construction of the new Nocatee Parkway from the Intracoastal Waterway to US1 is now open to traffic. Access to Nocatee's neighborhoods is currently available as well.

Who is the master developer of Nocatee?

The master developer of Nocatee is The PARC Group, Inc. The PARC Group has developed many of Northeast Florida’s finest addresses, including country club communities, residential neighborhoods, office parks, and condominiums. Well-known PARC Group developments in North Florida include Pablo Creek Reserve, Pablo Bay, Timberlin Parc, and Reedy Branch Plantation in Jacksonville and Sea Place and Marsh Creek Country Club in St. Augustine. The PARC Group has recently been named "Developer of the Year" at the 2007 Laurel Awards. In total The PARC Group was awarded five (5) honors at the 2008 Laurel Awarding including: Developer of the Year, Best Landscaping for a community, Best Brochure for a Development, Best Marketing Video, and Best Ad Campaign.

In which counties is Nocatee located?

Nocatee spans both Duval and St. Johns counties. Approximately 85% of Nocatee is in St.  Johns County and the remaining 15% is in Duval County.

Will the Town of Nocatee be incorporated and have its own government?

No, there are no plans to incorporate Nocatee. When Nocatee is referred to as a “Town,” it simply serves the purpose of explaining that Nocatee will offer all the services and functions typically offered by a town. This includes shopping, work opportunities, schools, and recreation as well as a variety of residential neighborhoods.

What is the address for Nocatee residents?

The United States Post Office has assigned Nocatee its own zip code: 32081 and the address of Ponte Vedra, Florida. However, all residents within Nocatee have the option of using “Town of Nocatee, Florida” as their mailing address. All mail is serviced out of the Ponte Vedra Beach Post Office.

Will Nocatee have police and fire stations?

Nocatee will provide land for two fire stations and two sheriff/police substations. These sites will be donated when the counties decide to build the facilities.

Will Nocatee have a library or any other community annex?

Nocatee will provide land for a public library and a County Annex building. These sites will be donated when the counties decide to build the facilities.

Will Nocatee have places of worship?

Nocatee has donated land to The New Beginnings Baptist Church and their new facility is now under construction. Land will also be provided for a Presbyterian church and a Catholic church. Other churches in the area have also expressed interest in opening places of worship in Nocatee.

How will Nocatee residents access the beach?

Ponte Vedra Beach is less than five minutes from Nocatee. The closest public beach access is at Mickler’s Landing with additional beach access facilities located within the Guana State Park along A1A South.

What is a storm room?

Every single-family home built within Nocatee will have a storm room. Simply put, it is a room within the home that is constructed to withstand winds up to 150 mph. Usually interior baths or closets, these storm rooms will offer residents an option to stay at home during minor storm threats.

What is Nocatee doing to accommodate growing transportation needs in northern St. Johns County?

Nocatee’s transportation commitment includes the construction, or funding of, over $200 million in regional roadway improvements. Nocatee is currently constructing the Nocatee Parkway between the Intracoastal Waterway and US1, and has agreed to contribute over $50 million in cash for regional transportation improvements west of US1, and to fund over $12 million for the widening of portions of US1.

What is the Nocatee Parkway?

The Nocatee Parkway is a four-lane limited access roadway, similar in design to J. Turner Butler Boulevard. This new high-capacity roadway extends from the Intracoastal Waterway to US 1 and will provide easy access for Nocatee residents traveling to Jacksonville, St. Augustine or the beaches. The Nocatee Parkway will not only offer easy transportation for those who live in Nocatee, but will provide much improved traffic flow and hurricane evacuation for the beaches area.

When will the Nocatee Parkway be completed?

Nocatee Parkway is now open to traffic. Construction of an extension of the Parkway to US 1 at Racetrack Road is expected to begin in late 2007 and is expected to be open by the end of 2009.

When will the road surrounding the Town Center be completed?

The southern segment of Preservation Trail is currently open. This road provides access to Willowcove, Tidewater, Coastal Oaks and Riverwood from CR 210.The northern segment of the Town Center "loop road" will be completed in stages over the next two years.

How many public schools will there be in Nocatee?

Nocatee has reserved land for nine public schools, including sites for one high school, two middle schools, and six elementary schools. These sites will be donated to the County School Districts as each school is built.

St. Johns County has begun construction on the high school located just east of Davis Park. It is expected to open for the 2008/2009 school year.

Where will the schools be located?

Most neighborhood villages within Nocatee will include a neighborhood elementary school located within walking or bicycling distance of each home. The site for a K-8 school located in the Nocatee Community Park and an elementary school site located along Crossway Parkway have already been identified and reserved. The site for the high school to be built in Nocatee has recently been donated to the St. Johns County School District. Construction of this new high school has begun and the school is scheduled to open in the fall of 2008.

When will the schools in Nocatee open?

Each School District will decide when schools are to be built based on student demand. St. Johns County has recently begun construction of the high school east of Davis Park which is scheduled to open for the 2008/2009 school year.

What school will my children attend?

Each County School District addresses its school zoning requirements every year. For the upcoming school year Nocatee elementary students will attend Ponte Vedra-Rawlings Elementary School in Ponte Vedra, middle school students will attend Landrum Middle school in Ponte Vedra and high school students will attend Nease High School located adjacent to Nocatee. Future schools are expected to be built in Nocatee based on student demand and school availability in the area.

How does Nocatee protect the environment?

One of the most important components to the Nocatee plan is the protection of the environment. Of the approximate 15,000 acres within Nocatee, over 9,000 acres will be placed into preservation.

What is the Nocatee Preserve?

The Nocatee Preserve consists of 2,400 acres of pristine waterfront property located along 3 ½ miles of the Intracoastal Waterway. This conservation land was recently donated to St. Johns County for its long term protection. The preserve may be used for limited passive recreation opportunities such as hiking and biking trails.

What is the Nocatee Greenway?

The Nocatee Greenway consists of approximately 5,000 acres of preserved land that connects the neighborhood villages and Town Center and contains an interconnected multi-purpose nature trail system for hiking, biking and electric carts. Many of the neighborhood villages will have connections to the Greenway Trail System.

How many parks are planned for Nocatee?

Nocatee will include over 300 acres of neighborhood and community parks. Approximately 125 acres are designated for neighborhood parks which may include ball fields, play areas, tot lots, playgrounds and picnic areas. There will be 185 acres of community parks consisting of active recreational facilities such as athletic fields of all types, aquatic parks, playgrounds and tennis and basketball courts.

The cornerstone of Nocatee’s park system will be the 75-acre Nocatee Community Park. This park will include a spectacular aquatics park, with separate pools for adults and children, a junior Olympic pool for competitions, a lazy river for tubing, and two tower slides. The Nocatee Community Park will also include athletic fields and the first St. Johns County K-8 school. In addition, each neighborhood village will have parks and facilities providing its residents with active recreation opportunities.

When will the Nocatee Community Park open?

Construction of the Nocatee Community Park will begin in late 2007 and is scheduled to have a phased opening beginning in 2008. The Nocatee Aquatics Park is scheduled to open in 2009.

Will Nocatee have any golf courses?

There are no golf courses scheduled for the first phase of development. Future phases may include one or possibly two golf courses.

What is planned for the Town Center?

The Town Center will be the heart of the community providing residents with their daily shopping needs, restaurants, entertainment opportunities, civic facilities, and business offices. The Town Center will include a vibrant main street and will be linked to surrounding residential neighborhoods by walkways, bike paths, and electric cart pathways.

Are any particular stores or restaurants planned?

At this time the Town Center is being actively planned. Further information will be provided as specific development plans and tenant commitments are finalized.

Will Nocatee have a grocery store?

Yes, Nocatee will have a grocery store, a pharmacy, and many of the other neighborhood retail and service stores. Currently, the nearest grocery store is Publix located approximately three miles from Nocatee, just over the Intracoastal Waterway on CR 210.

When will stores and restaurants open?

It is anticipated that the first retail stores will open in 2009. As Nocatee grows, the retail and commercial services will also grow to meet the needs of the residents.
